Prepare for your first review ↗Purchase financing
For your first home—or your next chapter. We can review conventional, FHA and eligible VA financing, your available funds, and how the proposed payment fits your budget. Property taxes, insurance, association costs and reserves belong in the conversation alongside principal and interest.
Down payment assistance
Find out what may be available. Local and other assistance programs may help eligible buyers with upfront costs. Funding, income limits, property rules, lender participation and repayment terms vary. Let’s check the program details before relying on assistance.
Refinance & home equity
Compare the whole transaction. A refinance replaces an existing mortgage. A home equity loan or HELOC may provide a separate way to borrow against equity. Compare the rates, fees, payment structure, term and total costs, including the effect on your current first mortgage.
Self-employed & investment scenarios
Start with the documentation. If your income comes from a business, contract work or a rental property, we’ll discuss the documentation and lender requirements that may apply. Alternative documentation programs are subject to product availability and underwriting.
Reverse mortgages
Understand the next chapter. Eligible homeowners can explore how a reverse mortgage works, what it costs, and the ongoing obligations. It is a loan, and suitability depends on more than age or available equity.

Borrowing against home equity adds debt secured by your home; failure to repay can result in foreclosure. All financing is subject to eligibility, underwriting, lender approval and product availability. No rate, approval, closing date or savings is guaranteed.
